Before you commit to a shallow geothermal 5GDHC project, there are two questions that will determine whether it works.
With some help from my new AI pal, Claude, I’ve been back into the data on shallow geothermal heat networks around the world, specifically 5th generation district heating and cooling (5GDHC).
The global picture is more advanced than I realised: 53 networks operating in Germany alone, 2,500+ systems in the Netherlands, and the first utility-operated networked geothermal system just commissioned in Massachusetts.
Two findings stand out for me and I think for anyone originating projects in this space.
Technically, the make-or-break threshold is cooling load. The research is consistent: you need cooling to represent at least 30% of annual thermal demand for 5GDHC to outperform conventional alternatives. We’ve found the same in several feasibility studies performed over the last three years.
That means the anchor tenant strategy matters enormously, data centres, supermarkets, hospitals, mixed-use. Purely residential schemes in heating-dominated climates should think carefully before committing to a full 5GDHC model.
Commercially, no single ownership model has yet won. Utility-led (Eversource, Massachusetts), developer-integrated (Berczy Glen, Whisper Valley), ESCo concession, and community infrastructure models all have live, operating examples. The projects that succeed share one thing: a structure where all parties, network operator, developer, end user, and public sector, capture value from the same infrastructure. Misalign those incentives and the economics break down quickly.
The thermal balance question and the commercial structure question are ultimately the same question asked from different perspectives.
